Al Quoz is a largely residential area, although Al Quoz 3 is a spillover of the industrial area that shares the same name. Zones 1,2, and 4 are predominantly residential however, with large villas home to both Emiratis and expats in almost equal measure.

The area is very close to both Safa Park and Business Bay, which gives it access to great schools, healthcare facilities (notably Medcare Hospital literally a few minutes away) and shopping (Dubai Mall is a couple of minutes away, Mall of the Emirates less than 10 in Al Barsha).

Al Quoz has a significant number of schools actually within its boundaries – Our Own Indian High School, German International School, Dubai First School, and Towheed Iranian School. However just across the Sheikh Zayed Road in Al Safa are many more – the English College, JPS, Emirates English Speaking School to name but three.

Newly developed Al Quoz 2 is south of Al Khail road towards Meydan, and hosts Al Quoz’ new Pond Park (see picture) which gives the community a large bit of green space to walk and jog around. However those living closer to Sheikh Zayed Road would probably just pop over to Al Safa Park.

Villas in Al Quoz used to be difficult to find, however building over the last few years means there is more stock available. Prices are cheaper than in Jumeirah, in a range of 230,000 AED plus plus for a 5-bedroom villa, and 180,000 AED plus for a 4 bedroom villa.

Al Quoz is probably not the first place many expatriates would consider living when they first arrive, but it is probably one of the best positioned areas in Dubai, in touch with Downtown Dubai, with new Dubai, with Media and Internet City, and the Financial Centre. Because getting onto SZR and Al Khail road is very simple, it’s a highway away actually from anywhere in the Emirate.
